Phase 2 Telemarketing

Timeshare History Part 2

Phase 2: Timeshare and Telemarketing

Eventually, word escaped that going to timeshare presentations was the worst experience you could ever have and would definitely ruin your vacation. This became the predominant mindset for travelers. Regardless of whether they had ever seen a timeshare resort or presentation, they wanted nothing to do with it. During the spreading of negative sentiment about timeshare, something else was happening…the people who bought timeshare were using it and loving it!

Since travelers were starting to get stories from many sources all warning them to beware of well dressed people bearing gifts in exotic locals, the OPC movement slowed, which in turn forced the timeshare marketing minds to think outside the box. This lead to the development of the timeshare telemarketing craze.

Although OPC programs continued to have success in tour numbers, the rate at which those prospects actually purchased timeshare decreased dramatically. What seemed to be happening was the prospects were becoming savvier and knew what to expect from the presentation. They were happy to endure the 2 hours if the incentive was strong enough. They also had no intention of buying and since they knew they would be treated poorly when they said no, they were okay with the abuse. The sales process needed a major innovation and that is exactly what happened. The developers decided that they didn’t need to wait for you to go on vacation, they would call you in your own home and invite you to visit their office to pick up the “prizes that you won in our drawing” and while you are here we would love to show you a quick presentation on a new idea called “vacation ownership”. This accomplished two tasks: It got the prospect into the office by a means they weren’t expecting, because it was new and secondly it took their guard down because it wasn’t timeshare, it was “Vacation Ownership”. This put the machine back in action and the efficiencies soared once again.

Timeshare telemarketing has two basic models, the local program or Day Drive and the Mini Vacation. The local program is a twist on the OPC program. Local Program or Day Drive programs are designed to have qualified prospects visit a preview sales office in their city of residence. These sales offices are equipped and furnished with models of the suites and fantastic pictures of the beautiful locals in which their resorts are located. The program works almost exactly the same as the OPC program; the prospect is enticed to look at a 90-minute timeshare presentation, with a variety of fantastic gifts ranging from dinner for two to a Caribbean cruise. The major differences between the OPC marketing program and the day Drive Program are location and method of contact.

Next came the Mini Vacation programs. These evolved from the wish of patrons to be able to actually visit the destinations that they would be purchasing in. One the reasons given to the sales force at the day drive offices for not buying was that the client wanted to try it before they buy it. This sentiment lead to a whole new telemarketing approach. Phone rooms starting calling people who had already toured with the given developer and offering them a small getaway in a popular destination at a greatly reduced price, sometimes even free. In exchange for this fantastic deal, as always, the client agreed to take a 90-minute timeshare tour while on vacation. This movement embraced the best of both worlds. The efficiency of the early OPC programs, because the client is on vacation already and they are very aware that they will be viewing a vacation program while they are there. It also encompassed the tour volume of the day drive programs because the developer didn’t have to wait the prospective timeshare owner to happen upon them while on vacation, they just called them in their
homes and made them a vacation offer that they could not refuse. These getaways would commonly be a 3-day stay in Las Vegas with dinner and show for 2, total price $49. Another common offer would be 3 nights in Orlando with 4 tickets to Walt Disney World, total price $99. As anyone can plainly see, these offers were hard to say no to so the Mini Vacation programs experienced wild success through out the 1990’s and early 2000’s. Like everything in life, a good thing is never good enough until someone takes it too far… Which lead to the dreaded DNC the Federal Do Not Call Registry.

About Timeshare 2

All About Timeshare Section 2

What are RCI and Interval International?

Resort Condominiums International (R.C.I.) and Interval International (I.I.) are the two largest competing Timeshare Exchange companies. These companies were designed to assist Timeshare owners in exchanging their property with other Timeshare owners in other destinations.

How do Timeshare Exchange programs work?

Timeshare Exchange Companies charge members various fees to belong to a program designed to take members weeks or points and exchange them for the destination designated by that owner. Members do not have to own at the same resort or even in the same country. These Timeshare Exchange programs were the catalyst to the Timeshare boom. By allowing owners more flexibility in where and when they can travel, the prospect of Owning Timeshare became far more appealing than having to vacation at the same Timeshare Resort, in
the same location, every year.

Do Timeshare purchases require a deed to be transferred to the purchaser?

No. In fact, many timeshare transactions will not include the transfer of a deeded piece of real estate. Many Timeshare companies offer to lease time to the consumer. These lease time can range anywhere from 5 to 75 years. While still considered a real estate transaction, a lease does not entitle the purchaser to actual ownership of the physical property. However, this does not preclude the purchaser of a leased property from all of the benefits a deeded owner receives. They are still able to vacation in the same comfort, quality, and style that a deeded owner can.

Who governs Timeshare regulations?

The governing body of Timeshare can vary from state to state, country to country. Usually, the same body that governs real estate governs Timeshare regulations as well. However, this is not always the case. Many states have not incorporated Timeshare into the regulatory process. Hence, laws will not be as restrictive over the material presented in the sales process. This lack of constraint and parameter as to what can be said, or implied, leaves the presentation open to interpretation. Consequently, the representative is able to “freestyle” or “puff” the features and value, potentially leaving the consumer with erroneous impressions of how Timeshare will benefit their family.

What are rescission rights and how do they work?

Rescission rights allow a purchaser to return the product they recently purchased and receive a refund. In Timeshare, the rescission period varies state to state. For example, Florida properties have a 10 day right of rescission, while Nevada properties are 5 days. Refunds are usually limited to the down payment made for the property. Document and processing fees are rarely returned to the prospective Timeshare purchaser.

Timeshare Auction

Timeshare Auctions

Timeshare Auction- The Next Logical Step

The Timeshare Auction has become an incredibly popular as a way of purchasing Timeshare.
This should come as no surprise. With giant auction sites like Ebay leading the way in the sale of everything from comic books to classic cars it was only a matter of time before someone decide to auction off their timeshare unit, Vacation ownership points or fractional ownership interest. At any given moment there are thousands of timeshare units and timeshare weeks as well and millions of RCI Points for sale and auction on Ebay. Destinations ranging from right next door like Branson Missouri timeshare or Myrtle Beach timeshare, to the timeshare hotspots like Las Vegas Timeshare, Hawaii Timeshare and Orlando Timeshare. Even exotic timeshare locations are included, like timeshares in Africa, timeshares in Europe, or even timeshares in Tahiti.  Any timeshare destination you can imagine is available on these timeshare auctions.  Obviously the reason that the timeshare owners are here trying to sell their vacation property is because Ebay averages billions of page views per month.  People looking to buy timeshare are there for the same reason as everyone else…why pay retail!

As we have discussed many times, the world of timeshare ownership is filled with only two kinds of people.  The first is timeshare owner who loves their timeshare and would like to own more.  The next is the timeshare owner who wishes they had never accepted the free show tickets and would do almost anything to get rid of these maintenance fees, even sell their unit for pennies on the dollar.  Both of these types of vacation ownership owners and prospect can be found in droves on Ebay.

Timeshare Auction Sites

The Timeshare Auction has become such a driver in the world of Timeshare Resale that there are now entire auction sites dedicated to timeshare auctions.  Bidshares.com is one of the most prominent Timeshare auction site on the web.  Their tagline is “The Free Timeshare Auction”. It may be free to use but in the high revenue world of vacation ownership and timeshare, you can bet that they are making a little bit of money in this virtual Wall Street of Timeshare Ownership. Other visible timeshare auction sites include: Bidfortimeshares.com, Timesharesforauction.com and Timeshareauction.com

The timeshare auction is really the perfect storm whether you are looking to buy timeshare or sell timeshare.  It is really the only place where you can browse different programs with all of their many ins and outs and bells and whistles, in the same place at the same time. You have the luxury of reviewing hundreds of different plans all at once and decide what really suites your vacation lifestyle. You also get to avoid the pushy salesman who will try to show you only what fits his or her own best interest.  Once you have perused the timeshare programs and decided on the one you like, you get to communicate directly with the seller and negotiate a price that works.

Why Would I Buy Timeshare Any Other Way?

As utopian as this arrangement sounds, it is not without its flaws.  Firstly for the seller, you have to accept that will be getting a lot less than you paid for your vacation property.  However, if you are not using it anyway, anything is better than nothing and you get to stop paying wasted maintenance fees.  The buyer is the one taking the real risk when buying timeshare in a timeshare auction.  The timeshare industry as a whole and timeshare developers specifically are scrutinized very closely buy a governing body. This was put in place for the sole purpose of protecting timeshare buyers from unscrupulous sales practices. Because of this, if you buy timeshare from a reputable Timeshare Developer, listen closely and ask the correct questions, you can rest assured that you will get the correct information on the timeshare property that you are purchasing and you will receive full disclosure on what your obligations are. Since timeshare auctions are, for the most part, private sales from person to person, they are not scrutinized nearly as much or regulated as fiercely.  This leaves the buyer very vulnerable to purchasing timeshare without the proper background information.  It must be noted that the person you are buy timeshare from doesn’t want it so it is in their best interest to tell you what you want to hear.  The private seller may not be as skilled and the smooth timeshare salesperson but the are just as motivated.

Are Auctions the Best Way to Buy Timeshare?

The moral here is that there really is no right or wrong way to purchase timeshare and vacation ownership. If your primary goal is to get a good deal, a timeshare auction may be the perfect way for you to purchase the timeshare of your dreams.  If it is full disclosure a professional environment and the security of knowing that the person you are talking to is legally required to tell you the truth than maybe you should buy directly from the timeshare developer.

Disney Vacation Club

Disney Vacation Club

Disney Timeshare? Why Not!

Walt Disney and all that it encompasses; Disneyland, Walt Disney World, Euro Disney, Disney Cruises and all the various Disney Media outlets, has a very simple formula for success. Build it big, make it 100% family friendly, make it colourful and make it themed (of course you have to have a cartoon mouse). The results speak themselves, if you build, they will come! Disney timeshare falls right in line like a good soldier.

The Disney Timeshare program is called “Disney Vacation Club”. The Program consists of eight high-end condo style resorts. When it comes to deciding on where to built you multi-million dollar vacation ownership complex, picking a location is probably the most important decision you have to make. So, it is no surprise that when Disney decided to jump into the timeshare market in the late nineties, they took this decision very seriously. After about 7 seconds of deliberation, some genius decided the state the obvious. Orlando Timeshare Developers have been selling millions of unit for years based on the premise that their resort was inclose proximity to WALT DISNEY WORLD. Disney, being very good at just about everything, decided to build seven of their eight timeshare resorts within close proximity to the center of the Timeshare universe, Orlando Florida. With the only exception being Disney’s Hilton Head Island Resort, I guess that they finally conceded the point there might be someone, somewhere in the developed world who might want to go somewhere besides the Magic Kingdom for vacation.

Disney’s Animal Kingdom Villas

This is Disney Vacation Club’s newest addition to the Timeshare Industry. This African Savannah Theme resort has almost 500 units in 2 separate buildings. The first phase of this, the eighth resort in the DVC family and the fifth located in the Walt Disney World Resort opened officially in the summer of 2007. The first phase was actually a sampling of remodelled rooms from the already existent Disney’s Animal Kingdom Lodge. The next phase is a purpose built, timeshare super resort that will be available in 2009. The resort features several restaurants and lounges as well as a world class fitness center. The real show pieces however, are Samawati Springs Pool – a 4,700-square-foot pool with slide and two whirlpool spas and Uwanja Camp – a 4,200-square-foot interactive water-play area. Who needs Mickey Mouse?!

Although this will surely change in the near future, currently this is the largest of the Disney Timeshare Resorts. It boasts over 800 units and more than 1200 guest rooms on its 65 acre property. Disney’s Saratoga Springs Resort and Spa lies on what was once the Disney Institute and although it is not actually on the grounds of the Magic Kingdom, it is just a short shuttle ride away. In keeping with the Disney tradition of everything needs a theme, this timeshare resort does not dissapoint. It is theme to pay tribute to an 19th century Victorian resort from the north east. To maintain the integrity of the theme, this Disney timeshare resort was actually designed by Graham Gund Architects of Cambridge, MA.

This is the only Timeshare resort in the Disney Vacation Club portfolio that is not located in the orbit of the Magic Kingdom. It is located on a secluded 15 acre private island in Hilton Head South Carolina. This is one of the earlier timeshare resorts produced by Disney, opening its doors in the spring of 1996. It is it themed to pay tribute to an past generation, hunting or fishing lodge. Although it is far more elaborate than any lodge I have ever spent time in. The rooms are large, immaculately clean and contain full kitchens and beautiful balconies. Although there is not a full service restaurant on the grounds, there are several places to grab a bite and there is never a shortage of things to do, swimming pool & pool games, crabbing, art, bicycing, kayaking and the Hilton Head staple, tennis.

A successful vacation exchange is heavily dependent on the demand for the deposited destination and Consolidated has done a commendable job of locating its resorts in highly desirable areas that provide an outstanding trade value for its owners.

Consolidated Las Vegas Resorts

The popularity of Las Vegas as a vacation destination has steadily increased since the mid 1980’s and Consolidated Resorts recognized the outstanding potential for quality vacation ownership in this unique destination that attracts visitors from around the world. In the late 1990’s, Consolidated unveiled its first venture in Las Vegas with the French –Mediterranean-themed Club de Soleil on Tropicana Avenue. This resort offers studio, one bedroom, and two bedroom lock-off accommodations and the location provides a comfortable respite from the high energy of the Las Vegas Strip. Swimming pools, exercise rooms, whirlpools, putting greens and a lighted tennis court provide a satisfying vacation experience and the resort offers complimentary shuttle service to the Strip. Consolidated’s second Las Vegas resort on Tropicana Avenue abandoned the European style of its predecessor. The spacious pool area offers thatched roof cabanas and is encircled by the resort’s buildings to enhance the feeling of being on an island retreat. This resort has a full range of accommodations and also provides complimentary shuttle service to the casinos on the Las Vegas Strip. Consolidated seems intent on delivering a world-class resort vacation experience in Las Vegas – even if you don’t leave the property during your stay. The grounds promise to offer high-end landscaping touches to compliment the surroundings and the on-site amenities list is impressive. The main pool will be in the vicinity of 10,000 square feet and will have a sand-beach entry. There will be additional smaller pools and a lazy river water feature. Hot tubs, cabanas, a sand beach volleyball court, fitness center and a 24-hour restaurant are some of the features of this tropical-themed resort. Phase I of Tahiti Village is scheduled to open by May of 2006 and from all reports response to the property has been extremely positive and sales are moving at a brisk pace.

Timeshare Deals

Signs of a Good Opportunity for Timeshare Deals

If you’re looking for bargain in the timeshare market, you might want to stay away from the developer. Buying timeshare resale is often your best bet. In the market their are thousands of timeshare owners who are not using the timeshare that they own to the extent they would like and would love to sell their timeshare on the resale market. If you want to make sure that you get all of the information before you buy and you would feel better buying from an established timeshare resort developer, you can often find good value in new
timeshares that are located in destinations that have certain characteristics.

Signs That You Might Get a Good Timeshare Deal

    • The timeshare industry is just getting off the ground in a particular location.
    • The timeshare resort is located in an off-the-beaten-path spot where demand is not yet high.
    • The company is looking to sell timeshare in a place with a glut of timeshare offerings such as Cancun, Orlando and Las Vegas.
    • The location has advantageous exchange rates, lower land costs, and/or low property taxes.

Truthfully though, in the world of timeshare sales, getting “good value” is mostly about what matters to you. For many consumers, it may mean a $60,000 three-bedroom condo used during Christmas week (high season) in Aspen, Colorado. For others, it may mean a week in a $10,000 two-bedroom condo in the middle of Ontario Canada in October Good value has more to do with what you intend to do with your timeshare than with the price you pay.

Fun for the whole family

Orlando, Florida, leads the list of family oriented vacation destinations for the obvious reasons and the sheer number of things to do with the family while on vacation. There are approximately 90 timeshare resorts within the Orlando area. California beach areas are becoming extremely popular with families as well. Hilton Head Island, Palm Springs and Clearwater are less popular with families and more popular among adults, especially adults who golf.

Snow Birds and Empty Nesters
Although very rarely does anyone actually use their timeshare for strictly retirement living, an increasing number of consumers are able to vacation more in their retirement, particularly if they they are part of the trend to purchase their timeshare when they’re still working, when they can more easily afford the payments. Most retirees are looking for quiet, less crowded destinations, like the little cozy cabins found in Sedona Arizona and the Wisconsin Dells. Beach Front condos in low season are also a popular choice among retirees. Some of the most popular choices for retirees include, Arizona, Florida, Upper Midwest (Branson MO, wisconson Dells, Minnesota) and Canada but never during ski season.

Timeshare Exchange

Timeshare Exchange Programs

The Key Ingredient in the Explosion of the Timeshare Industry

One of the consistent questions about the value of owning timeshare is “what if I don’t want to vacation in the same place every year?” This is a very valid concern. I mean Orlando is nice but how many times can you really see Mickey Mouse before you see him as an out of work actor in a mouse suit? This problem can be addressed easily in Timeshare Companies that have multiple timeshare resorts, because many of them will allow you to trade your weeks within their own network.  But, what happens when you are a timeshare owner of an independent resort? This is where the need for Timeshare exchange companies is at a premium.

What is an Exchange Company? In 1974 Resort Condominiums International better known as RCI pioneered a concept that has become the backbone of the entire vacation ownership industry. Their idea was to create a network of independent Timeshare resort developers and act as a liaison for all of their timeshare owners.  The concept was amazing in its simplicity, the good ones always are.  Every season in every timeshare resort, there are rooms (called units in the timeshare lexicon) that sit empty because the owners of that resort have not reserved enough of that period to fill it to capacity. At the same time, the owners of any particular resort could be wishing that they were not married to one single resort, because there are many other places that they would like to visit. The idea by RCI was, why not create a program in which people from different timeshare ownership programs could search all of the resorts from every timeshare develop connected to the network?  This would ensure that the resorts would not sit empty and the timeshare owners would never again have to go to the same resort repeatedly.  The Resort would pay a little to RCI to be part of this amazing network of owners, and the time-share owners would pay a little in processing fees to have RCI to facilitate the exchange with someone else who wanted to stay in the resort unit they were not using.  With this, the idea of vacation ownership just became a whole lot more enticing.

RCI
RCI was created in 1974, as we now know they were the driving force and creative minds behind what is now industry standard, the timeshare exchange program. They could actually be considered the Henry Ford or Alexander Graham Bell of the Timeshare industry. The years since have lead to enormous growth resulting in an ownership network of literally millions of timeshare owners. In fact, you would be hard pressed to find a timeshare program that does not employ some kind of integrated exchange network. The RCI Vacation Ownership resort network now has more than 3700 affiliated timeshare resorts which are located all over the world.  If you are interested in Las Vegas Timeshares, RCI can get you there. If you are interested in timeshare in Whistler Canada, RCI is there as well. Even such exotic Timeshare destinations as Paris, the far east and Africa.

The timeshare owners and resorts associated with RCI are a unique group of travel enthusiasts with the comfort and security of ownership blended perfectly with the versatility and flexibility of thousands of timeshare resorts and destinations to fill any desire no matter how extreme.  According to RCI, their members “benefit from the knowledge, experience and resources of RCI’s Guides, who provide assistance in the planning of exchange vacations…RCI is the world’s expert in exchange vacations. An exchange vacation allows members to discover new places and enjoy the freedom of resort vacationing all over the world.” For more information on RCI visit their website www.RCI.com

Interval International
Interval international or II is a Timeshare Exchange Company owned by the same company that owns the Internet search engine Ask.com. There timeshare exchange program o very similar to RCI and they are really the only other player any substance in this space. The II  exchange program includes more than 2,000 resorts and almost 2 million timeshare owners worldwide. Similar to RCI, Interval International, works in conjunction with vacation ownership resorts in affiliate programs. If the owner of a timeshare at one of I.I.’s network of resorts wants to vacation elsewhere I.I. allows the owner to exchange their timeshare week or weeks, with any of Interval International’s available inventory. For more information on Interval international or their Vacation ownership resort visit www.intervalworld.com

Timeshare Resale

Timeshare Resale

Since the Beginning of Timeshares…

Many timeshare owners have come to a point when they are faced with the reality that their property no longer fits their needs. For one reason or another some people require a way to discontinue their ownership. For this reason timeshare resales are a vital aspect of the industry as a whole. On the other side of the market there are a number of vacationers who are aware of timeshares, but want to avoid high-pressure sales and high prices. For years these vacationers and others like them struggled for a way to connect with sellers, while sellers struggled to find buyers, and often became frustrated. Nowadays the timeshare resale industry has come of age and become much more standardized. The monumental change was generated by the development of the Internet. Buyers and sellers are now able to connect with ease. Almost 95% of all resales occur through the internet.

The Advantages of Buying Resale

What turns people off from resort-offered property are high pressure selling techniques and high resort rates. When looking to buy a timeshare resale, you can expect to save between 30- 60% off the resort price for the same exact property. This is not necessarily the resort’s fault. Resorts have a lot more expenses than a private seller does. Resales allow the potential buyer to take their time, weigh the facts, and make an informed decision.

The Advantages of Renting Resale

Renting timeshare property from an existing owner is good for those who want to try out the timeshare lifestyle before jumping in. Timeshare rentals are also available for discounted prices and usually lower than buying one, for obvious reasons. Rentals allow you to not only see how you like vacation ownership, but also how you like the destination you picked. Timeshares for rent can usually be found the same way standard timeshare resales can.

How to Find Resale

When purchasing conventional timeshare property you may go to an actual resort presentation, or see an advertisement that informs of the opportunity inherent in timesharing. With resales, however, the best way to discover the myriad options at your fingertips is by browsing a resale website. Sites such as Sell My Timeshare Now have a seemingly endless list of properties all around the world. One of the reasons that prices are often 30-60% below resort costs, and sometimes more, is because with sites like this the cost of advertising resale property is so low. Inevitably, some vacationers get into something they are not completely sure about and wind up with a timeshare they don’t use, or doesn’t fit their lifestyle. Sell My Timeshare Now co-owner, Jason Tremblay, has constructed a safe and reliable way for owners to expose their property to millions of interested potential buyers. Because timeshare resales are becoming so popular, finding the property in the location you desire is a simple task. However, it is still important to do some research before buying so that you know exactly what you want and what you are getting.

Fairfield Milestone Press

Fairfield Resorts

Fairfield Reaches Half Million Owners

FAIRFIELD CELBRATES MAJOR MILESTONE REACHING 500,000 OWNERS. -Fairfield becomes industry’s first to reach the half-million mark.

ORLANDO, Fla. – May 25, 2005 – Thirty-nine years after opening its first sales office in a tiny, converted gas station in Arkansas, Fairfield Resorts, Inc. today joins its more than a half-million owners in celebrating an industry milestone – as the first vacation ownership company to reach the 500,000 owners mark.

Fairfield officially eclipsed 500,000 owners in late April, and continues to boast more owners than anyone in the industry worldwide. The company will commemorate the milestone with celebrations among its owners, employees, sales centers and more than 70 resorts throughout North America for the remainder of the year.

“Reaching 500,000 owners is a tremendous accomplishment and one we’re all extremely proud of,” said Franz S. Hanning, president and CEO, Fairfield Resorts, a division of Cendant Timeshare Resort Group. “It’s a testament to our dedicated employees who always strive to provide world-class service – and it’s certainly a tribute to our loyal owners, Fairfield’s beautiful resorts and the memorable vacation experiences we provide every day.”

Fairfield Resorts has come a long way since first opening its doors in 1966, when the fledgling company’s sales offices operated in that gas station in Fairfield Bay, Ark. Back then, Fairfield’s only development was a single, 14,000-acre master-planned resort community in the middle of the Ozark Mountains. Today, Fairfield owners enjoy vacationing at a growing portfolio of resorts that reaches across 21 states and U.S. territories.

“It’s amazing to think of how much we’ve grown over the years to become the largest vacation ownership company in the world,” said Hanning, who first joined Fairfield as a sales professional in 1982 and has been the company’s president and CEO since 2001. “I believe a big key to our growth and success over the years is that we’ve always treated our owners like family – and it’s certainly a growing family now.”

Fairfield has seen its ownership base more than double since 1998 and the company’s growth mirrors that of the timeshare industry as a whole.
