Colonial Williamsburg Historical Area

This area of Williamsburg stretches over 300 acres and has been painstakingly recreated with authenticity as its backbone. I make this point because some people become uncomfortable when asked to make a buying decision. It is strange to feel this way given the fact we are all asked to buy something every time we watch TV, drive down the freeway, or open our cupboards. A timeshare presentation is only slightly different. They have offered you gifts ranging from show tickets to mini vacation consisting of a 3-day 2-night stay at a resort, and maybe even cash. In other words, you were paid to spend some of your valuable vacation time learning about an alternative way to vacation in the future.

What Should I Expect During the Timeshare Tour?

Part 1: Discovery

Now that it’s understood you will be attending a timeshare sales  presentation, let’s begin with the discovery.  The discovery is a   crucial piece of the presentation puzzle where you and the sales  representative become familiar with each other.  Your sales representative  will ask about your vacation likes, dislikes, and habits.  They will ask  questions similar to; “How long are your typical vacations, not including  three day weekends?”; “Do you like to vacation in the same location every  year, or do you like to vacation in a variety of locations?”  They will  learn as much as they can about how you and your family vacation.  Being  open to this process and truthful about your family’s vacationing likes and dislikes will help your representative design a presentation around  your family’s vacation needs.  However, don’t let your representative ask   all of the questions.  You should ask questions too. In fact, it is the  conversation that takes place during the resort tour, the next phase of  our discussion, which makes touring the resort not only an important step   in the presentation but also a fun one.

Part 2: The Resort Tour

If you are staying on the property for a mini-vacation, you already have a good idea of what to expect when staying there  as an owner.  This makes the mini vacation a  good way to see the benefits of ownership firsthand.  However, if you’re not staying on the property, a good way to see it is during the resort tour. Invariably, every presentation will include a resort tour which  will show potential owners all of the amenities the property has to offer. This portion of the tour is fairly straight forward.  You will see one of   the suites, the pool and the gift shop.  However, it is important to realize that older properties may have renovated only a few of the suites on its  property, leaving the majority of suites un-kept with the times.  Questioning  your representative how the property is maintained is very important.  How often do they update the suites with new furniture, carpeting, and so on.  Are special assessments used for updating the suites?  These are a few of  the questions that should be asked.  You don’t want to leave any stones  unturned.  If you are dissatisfied with the answer, ask a follow up question.  You should get the answers to the questions that make purchasing fun and stress free.

Part 3: Why Buy Timeshare?

Following the tour of the property, your representative will take you into  the sales room where your discussion will become more in-depth.  You will  talk about the timeshare company your representative works for and how long  it has been in business.  If the resort you went to is owned by a major timeshare developer  like Fairfield Resorts, Hilton,  Pacific Monarch, or Consolidated Resorts to name a few, chances are you will talk about internal exchanges within the network of their properties.  You will definitely discuss how using external  Timeshare exchange programs like Resort Condominiums International (R.C.I.) or Interval International (I.I.)  will benefit your timeshare ownership. These topics are critical to the majority of timeshare owners because they convey the freedom of choice to visit many  different locations while having the benefits of ownership.  When shopping for  a timeshare, keep these ideas in mind. Unless you plan to vacation in the same  location every year, buy a timeshare that has internal exchanges included. Becoming a member of RCI of II is a must as well.

It is Time to Become a Timeshare Owner, or Is It?

 At this point in the presentation, you should be very comfortable  with your sales representative and know quite a bit about the property  you’ve toured.  The only thing left is to ask you to buy.  Your representative  will lay out a plan of how you can purchase this ownership today.  Usually  they will present an ownership package that is at the top of their arsenal,  the five star penthouse suite.  For some, a top of the line ownership, like  the penthouse, will be right for their budget, appropriate for their vacation  style, and will not flinch at becoming new owners.  Others will require a  little massaging.  If you are interested in buying, don’t think the only  way to do so is to purchase the penthouse ownership.  Remember, timeshare  was an idea that originated from a group of ordinary people wanting to take  extraordinary vacations.  The same holds true today.  Timeshare companies  have inventories that can include studios, one bedroom suites and two bedroom  suites.  Ask for information about a more affordable package.  Your sales  representative will appreciate your interest and will most likely get the  help of a manager to assist you in finding the right ownership for the  appropriate price.  If you fancy yourself a negotiator, try it out.  Many  companies will negotiate price, others will not.  But it can’t hurt to try.   It is important to remember, if you don’t find a deal you like, you can always   say “not this time”.  People often take 2 or 3 timeshare tours before they   find the right package.  The moral of the story, make it known what  you want and what you don’t want.  You are in the position of power.  They need you to buy.

Eventually, word escaped that going to timeshare presentations was the worst experience you could ever have and would definitely ruin your vacation. This became the predominant mindset for travelers. Regardless of whether they had ever seen a timeshare resort or presentation, they wanted nothing to do with it. During the spreading of negative sentiment about timeshare, something else was happening…the people who bought timeshare were using it and loving it!



Since travelers were starting to get stories from many sources all warning them to beware of well dressed people bearing gifts in exotic locals, the OPC movement slowed, which in turn forced the timeshare marketing minds to think outside the box. This lead to the development of the timeshare telemarketing craze.

Although OPC programs continued to have success in tour numbers, the rate at which those prospects actually purchased timeshare decreased dramatically. What seemed to be happening was the prospects were becoming savvier and knew what to expect from the presentation. They were happy to endure the 2 hours if the incentive was strong enough. They also had no intention of buying and since they knew they would be treated poorly when they said no, they were okay with the abuse. The sales process needed a major innovation and that is exactly what happened. The developers decided that they didn’t need to wait for you to go on vacation, they would call you in your own home and invite you to visit their office to pick up the “prizes that you won in our drawing” and while you are here we would love to show you a quick presentation on a new idea called “vacation ownership”. This accomplished two tasks: It got the prospect into the office by a means they weren’t expecting, because it was new and secondly it took their guard down because it wasn’t timeshare, it was “Vacation Ownership”. This put the machine back in action and the efficiencies soared once again.




Timeshare telemarketing has two basic models, the local program or Day Drive and the Mini Vacation. The local program is a twist on the OPC program. Local Program or Day Drive programs are designed to have qualified prospects visit a preview sales office in their city of residence. These sales offices are equipped and furnished with models of the suites and fantastic pictures of the beautiful locals in which their resorts are located. The program works almost exactly the same as the OPC program; the prospect is enticed to look at a 90-minute timeshare presentation, with a variety of fantastic gifts ranging from dinner for two to a Caribbean cruise. The major differences between the OPC marketing program and the day Drive Program are location and method of contact.

Next came the Mini Vacation programs. These evolved from the wish of patrons to be able to actually visit the destinations that they would be purchasing in. One the reasons given to the sales force at the day drive offices for not buying was that the client wanted to try it before they buy it. This sentiment lead to a whole new telemarketing approach. Phone rooms starting calling people who had already toured with the given developer and offering them a small getaway in a popular destination at a greatly reduced price, sometimes even free. In exchange for this fantastic deal, as always, the client agreed to take a 90-minute timeshare tour while on vacation. This movement embraced the best of both worlds. The efficiency of the early OPC programs, because the client is on vacation already and they are very aware that they will be viewing a vacation program while they are there. It also encompassed the tour volume of the day drive programs because the developer didn’t have to wait the prospective timeshare owner to happen upon them while on vacation, they just called them in their
homes and made them a vacation offer that they could not refuse. These getaways would commonly be a 3-day stay in Las Vegas with dinner and show for 2, total price $49. Another common offer would be 3 nights in Orlando with 4 tickets to Walt Disney World, total price $99. As anyone can plainly see, these offers were hard to say no to so the Mini Vacation programs experienced wild success through out the 1990’s and early 2000’s. Like everything in life, a good thing is never good enough until someone takes it too far… Which lead to the dreaded DNC the Federal Do Not Call Registry.

What are RCI and Interval International?

Resort Condominiums International (R.C.I.) and Interval International (I.I.) are the two largest competing Timeshare Exchange companies. These companies were designed to assist Timeshare owners in exchanging their property with other Timeshare owners in other destinations.



How do Timeshare Exchange programs work?

Timeshare Exchange Companies charge members various fees to belong to a program designed to take members weeks or points and exchange them for the destination designated by that owner. Members do not have to own at the same resort or even in the same country. These Timeshare Exchange programs were the catalyst to the Timeshare boom. By allowing owners more flexibility in where and when they can travel, the prospect of Owning Timeshare became far more appealing than having to vacation at the same Timeshare Resort, in
the same location, every year.

Do Timeshare purchases require a deed to be transferred to the purchaser?

No. In fact, many timeshare transactions will not include the transfer of a deeded piece of real estate. Many Timeshare companies offer to lease time to the consumer. These lease time can range anywhere from 5 to 75 years. While still considered a real estate transaction, a lease does not entitle the purchaser to actual ownership of the physical property. However, this does not preclude the purchaser of a leased property from all of the benefits a deeded owner receives. They are still able to vacation in the same comfort, quality, and style that a deeded owner can.




Who governs Timeshare regulations?

The governing body of Timeshare can vary from state to state, country to country. Usually, the same body that governs real estate governs Timeshare regulations as well. However, this is not always the case. Many states have not incorporated Timeshare into the regulatory process. Hence, laws will not be as restrictive over the material presented in the sales process. This lack of constraint and parameter as to what can be said, or implied, leaves the presentation open to interpretation. Consequently, the representative is able to “freestyle” or “puff” the features and value, potentially leaving the consumer with erroneous impressions of how Timeshare will benefit their family.

What are rescission rights and how do they work?

Rescission rights allow a purchaser to return the product they recently purchased and receive a refund. In Timeshare, the rescission period varies state to state. For example, Florida properties have a 10 day right of rescission, while Nevada properties are 5 days. Refunds are usually limited to the down payment made for the property. Document and processing fees are rarely returned to the prospective Timeshare purchaser.

The timeshare auction is really the perfect storm whether you are looking to buy timeshare or sell timeshare.  It is really the only place where you can browse different programs with all of their many ins and outs and bells and whistles, in the same place at the same time.
